Listing Publication Rules

Rules to follow for a quality and reliable platform

All listings published on the BodrumdaBirEv platform must comply with the following rules. These rules are established to provide our users with a reliable and quality experience.

Photo Rules

Photos used in listings must reflect the actual condition of the property.

  • Photos must be current and real images of the listed property.
  • Photos must not contain company logos, brand marks or promotional graphics.
  • Phone numbers, email addresses or website addresses cannot be added to photos.
  • Photos must not contain watermarks from third-party sites.
  • Colored frames, backgrounds or text overlays cannot be added to photos.
  • Collage-style combined photos cannot be used.
  • Photos from another listing cannot be copied or used.
  • Photos must be clear, well-lit and accurately represent the property.

At least 3 photos per listing is recommended. Maximum 20 photos can be uploaded per listing.

Supported formats: JPG, PNG, WebP. Maximum file size: 10 MB.

Cover (Featured) Photo Rules

The cover photo is the first image shown in search results and has special rules.

  • Cover photo must not contain company logo or name.
  • Text overlays like "FOR SALE", "URGENT", "OPPORTUNITY" cannot be added to cover photos.
  • Cover photo must not contain phone number or contact information.
  • Colored frames or decorative backgrounds cannot be added to cover photos.
  • Cover photo must show the actual property.

Video Rules

You can make your property more impressive by adding video to your listing.

  • Maximum 1 video can be uploaded per listing.
  • Maximum video size: 100 MB.
  • Supported formats: MP4, MOV, WebM.
  • Videos must not contain advertisements, promotions or third-party content.
  • Video must show the listed property.

Listing Title Rules

The listing title should clearly express the basic features of the property.

  • Title should include the property type, location or important feature.
  • Titles written entirely in capital letters cannot be used.
  • Attention-grabbing symbols like !!!, ***, === cannot be used in titles.
  • Phone number or contact information cannot be written in the title.
  • Advertisement, campaign or promotion expressions cannot be in the title.
  • Misleading or exaggerated expressions cannot be used (e.g., "Cheapest", "Unmissable deal").
  • Title can be maximum 100 characters.

Listing Description Rules

The listing description should provide detailed and accurate information about the property.

  • Property features, location, transportation options and surroundings should be clearly stated.
  • Phone number, email, website or social media address cannot be written in the description.
  • Advertising of other properties or services cannot be made in the description.
  • HTML codes or links cannot be used in the description.
  • Discriminatory expressions (based on gender, race, religion, age, etc.) are strictly prohibited.
  • Information in the description (m², room count, floor, etc.) must reflect the truth.
  • Listings can be published in Turkish or English.

Pricing Rules

Price information must be accurate and up-to-date.

  • The stated price must reflect the actual sale or rental price of the property.
  • Price must be stated in Turkish Lira (TL).
  • "0 TL" or symbolic price entry is prohibited.
  • Low or high price entry for market manipulation purposes is not allowed.
  • Listing should be updated when price changes.

Single Listing Rule

Only one listing can be published for each property.

  • Multiple listings cannot be created for the same property.
  • Publishing the same listing from different accounts or with different titles is prohibited.
  • You can reflect changes by updating your existing listing.
  • Duplicate listings will be removed and account may receive a warning.

User Types and Authorization

Different rules apply to different user types in accordance with the Real Estate Trade Regulation.

Individual Users

Natural persons who want to sell or rent property on their own behalf.

  • Individual users can only list properties belonging to themselves, their spouse, or first/second-degree relatives.
  • Verification through e-Government is required for rental properties and commercial property sales.
  • Identity verification is sufficient for residential property sales.
  • Individual users can authorize a real estate agency to publish listings through e-Government.
  • The authorization period given to the real estate agency must be at least 3 months.

Corporate Users (Real Estate Agencies)

Real estate agencies and consultants authorized to conduct real estate trade.

  • Real estate agencies must have a valid Real Estate Trade License.
  • The license is verified through TTBS (Real Estate Trade Information System).
  • Authorization from the property owner through EIDS is required for all listings.
  • The property number (title deed registration no) must be specified in the listing.
  • Each office must have at least one responsible real estate consultant with Level 5 professional qualification certificate.
  • Agencies operating without a license will face administrative sanctions and be removed from the platform.

Exception for Foreign Property Owners

Special rules apply to property owners who are not Turkish citizens.

  • Since foreign nationals do not have access to e-Government, EIDS authorization requirement does not apply.
  • The property owner must be marked as "Not a Turkish citizen" when creating the listing.
  • Title deed and identification documents may be requested from foreign property owners.
  • The accuracy of the declaration is guaranteed by the listing creator; false declaration requires administrative sanction.

Listings That Cannot Be Published

Listings cannot be published for the following types of properties:

  • Properties without title deed registration or with unclear legal status.
  • Cooperative shares or projects without completed building easement (without occupancy permit).
  • Properties under inheritance dispute, seizure, mortgage enforcement or legal dispute.
  • Properties for which the listing creator has no sale/rental authority.
  • Non-existent or fictitious properties.
  • Unlicensed or illegal buildings (until legalized).
  • Public property, forest land or protected areas (requiring special permits).
  • Shared title deeds without consent from all shareholders.

Violations and Penalties

The following penalties may be applied for listings that violate the rules:
