What to check before buying a villa

Start with the title deed type: full condominium ownership (kat mülkiyeti), construction servitude (kat irtifakı) and a land title give different rights. Ask whether the villa has an occupancy permit (iskan) and whether the pool and any annexes are part of the approved project. On a gated site, read the management plan and ask about the monthly fees. Compulsory earthquake insurance (DASK) is required for the title transfer, and buyers who are not Turkish citizens also need a licensed valuation report for it.
