The first question when renting a villa in Bodrum is the length of the stay. On a yearly lease a villa is usually let furnished or part furnished, and how the house is heated in winter starts to matter. Before you sign

Under the Turkish Code of Obligations the deposit cannot exceed three months' rent, and a renewed lease cannot raise the rent by more than the twelve-month average of the consumer price index (TÜFE) for the previous lease year. Agree in advance which of the site fees, water, electricity and internet you pay, and whether pool and garden care are included in the rent. Photographing the house when you move in helps avoid a dispute over the deposit when you leave. If you are looking for a daily or weekly holiday let, ask whether the property has a permit from the Ministry of Culture and Tourism, which short-term tourist lets require.
